RECOM Solutions oversaw the basement re-installation of Coupland III, this included a detailed building inspection, the complete strip out of existing services and the fitting of new services.
Following the unfortunate flooding of the basement, a swab analysis was required which identified contamination across the full floor void. RECOM Solutions established a thorough programme to allow a deep clean to progress at the same time as the internal strip out. Continuous review of the basement design with University faculty teams was critical to ensure that any existing amenities being replaced were suitable for the future use of the space and to prevent retrospective works.

What we did differently

RECOM Solutions advised the client that as the works would be going to tender, to avoid further delays the M&E would be priced separately and novated under the main contractor. The delays would have been caused due to some of the M&E works being required under the enabling package before the main contractor had been appointed. Therefore procuring the M&E separately reduced this risk and ensured the main contract could be started once the tender process was complete.

Key features of the project:
■ Full internal strip out of floors, services, doors, and WC’s.
■ Deep clean of the basement to remove any sewage contamination.
■ Re-installation of services, relocation of data points and patch repairs to the existing tanking preventing further water ingress.
■ Replacing unrecoverable furniture and cleaning re-usable furniture.
